Construction

The active character needs matching Construction Education, a valid residence where required, 10 Energy, and the full authoritative material recipe. Each character may have one active house construction; different characters on the same account may construct independently. Materials and Energy are committed only when construction successfully starts. The new house completes on server time; an unhoused builder moves into a newly completed house when applicable.

Upgrades

A property upgrades one level at a time, uses the target level's recipe, needs matching Construction Education, and costs 10 Energy at start. Ownership, residents, and identity remain attached to the same property.

Residents

Citizen-or-higher account characters may move into private housing up to its occupancy capacity. A character may occupy only one residence. Residence does not change property ownership.

Acreage

Each House level has canonical acreage used by Gardening. Agricultural worker capacity cannot create land beyond the property acreage.

Maintenance

Every owned house has a 30-day production maintenance cycle. When due, it becomes BROKEN until repaired. A broken house remains owned and retains residents, but it does not provide valid shelter or functional Gardening land.

Repair

Manual repair consumes the displayed Bucks and 10% material recipe atomically. Automatic Repair is property-specific and attempts the same repair when enabled; failures are recorded and throttled rather than repeatedly charging.
